Developer Reveals Plans for Mixed-Use Community Near UTSA

Developers are turning the dirt on one of the last remaining parcels of undeveloped land in the booming far Northwest corridor near UTSA.

Corporate campus developer KDC, in partnership with Robert Schumacher of California and Steve Sanders of Austin, has begun work on Parkline, a mixed-use community on 50 acres of land along UTSA Boulevard and Interstate 10. The land being developed is less than half of a property reportedly mired in bankruptcy litigation for several years until it was finally sold to Schumacher at an auction in 2015.

“If you go out there now, you will see new roads and our first phase of apartments and some substantial dirt work for our second phase that will deliver sites for a new Aloft Hotel, Starbucks, and a retail building,” said Schumacher, CEO of Schumacher Interests.

The latest tax records show the full 102 acres of land that in recent years has become surrounded by housing developments, big-box retailers, and corporate headquarters is valued at $20.6 million and owned by the limited partnership known as UTSA Blvd IH 10.

In March 2018, the City approved a $2.1 million agreement with the developer to build a four-lane road, University Pass, that cuts through the property to connect UTSA Boulevard and Hausman Road. The agreement called for the developer to contribute $3.2 million toward the project.

Parkline will be a $320 million mixed-use community with multi-family housing, retail, restaurants, a hotel, and office space. Developers describe Parkline as a walkable, integrated neighborhood centered around a greenbelt, with landscaping tied into the Leon Creek trail system.

When complete, the project will feature 1 million square feet of Class A office space, 1,149 apartment and townhome units, a 136-room Aloft Hotel, and 108,000 square feet of retail and restaurant space.

“We could not be more excited about our partnership at Parkline and know we will be delivering a unique masterplan and future destination for San Antonio,” said Ryan McManigal, KDC senior vice president of development.

KDC is also the development partner with Weston Urban on the new Frost Tower in downtown San Antonio.

  1. I think they are going for the primitive Adobe style to reflect the heritage of the ….nah… just cheap, simple, and quick.
    More traffic congestion and limiting access to the mostly commuter attended UTSA. Do the developers plan to offset the additional congestion?
